Reliant Construction completed the adaptive reuse and renovation of a former hotel into a multi-story apartment community, delivering coordinated interior upgrades and system improvements while maintaining efficient workflow across multiple trades and floors.
Project overview
The project involved converting an existing four-story hotel with a basement into 97 apartment units, updated to meet current code requirements, including building, fire, mechanical, plumbing, electrical, energy, and elevator standards. These modern apartment units include complete interior renovations, infrastructure upgrades, and improvements to common areas. Careful construction scheduling, trade coordination, and consistent field management were essential to maintaining progress and meeting quality standards.

Scope of Work
Interior & Layout Improvements
- Multi-floor buildout, framing, and finish work
- Full unit renovations including LVT flooring, wall/ceiling finishes, and upgraded hardware
- Reconfiguration of units into studio, one-bedroom, and two-bedroom layouts
- Millwork installation across multiple floors
Plumbing & Infrastructure
- Multi-floor plumbing rough-in. Installation of individual water shut off valves
- Waste and vent system repair and replacement
- Hydro testing and system verification
- Installation of new in-unit kitchens integrated with updated plumbing and electrical
Accessibility & Life Safety
- Construction of ADA-compliant units with accessible kitchens and bathrooms
Common Areas
- Renovation of lobby, mail/parcel rooms, fitness center, laundry, and corridors
- Automatic Fire Sprinkler system with monitoring
Coordination & Execution
