Reliant Construction proudly completed the transformation of the Pagosa Inn & Suites into a modern, fully compliant multifamily residential community. This project involved a comprehensive renovation and adaptive reuse of an existing three-story hotel into 98 apartment units, delivering much-needed housing while maximizing the value of an existing structure.
Project overview
Originally constructed in 1995 as a hotel, the property underwent a full change of use from hospitality (R-1) to residential apartments (R-2). This required extensive coordination across architectural, mechanical, electrical, and plumbing systems, as well as upgrades to meet current building codes and accessibility standards.
The finished development includes:
- 98 total residential units across three floors
- A mix of studio, one-bedroom, two-bedroom, and three-bedroom units
- Accessible units designed to meet ADA and ANSI standards
Shared amenities including fitness space, laundry facilities, office area, and storage units
Scope of Work
Reliant Construction managed all phases of the renovation, including demolition, reconfiguration, and full system upgrades. The work included:
- Interior Reconfiguration: Conversion of hotel rooms into functional apartment layouts, including kitchens, bathrooms, and living spaces
- MEP Upgrades: Complete overhaul of plumbing, mechanical, and electrical systems to support residential occupancy
- Life Safety Improvements: Installation and coordination of fire protection systems, alarms, and code-compliant egress paths
- Accessibility Enhancements: Integration of accessible routes, units, and common areas throughout the property
- Site Improvements: Maintenance and optimization of existing parking (122 spaces) and landscaped areas across the 178,000+ SF site
Construction Phasing & Execution
The project was carefully sequenced to ensure efficiency and quality across all trades. Major phases included:
- Structural framing and rough-in for plumbing, mechanical, and electrical systems
- Drywall, finishes, cabinetry, and interior build-out
- Final trim, flooring, and installation of fixtures and appliances
- Cleaning and turnover for occupancy
A detailed construction schedule guided progress from early framing through final finishes and project completion.
Design & Coordination
Reliant Construction worked closely with the design team, including 308 LLC and engineering consultants, to execute a highly coordinated set of construction documents covering architectural layouts, structural elements, and all building systems.
The project required precise coordination to integrate new residential infrastructure within the constraints of an existing building footprint, while maintaining structural integrity and meeting all modern code requirements.
